Most requested

The work Orlando homeowners call about most

Eight services cover the large majority of calls. If yours is not here, the full list has 63 and the phone is always quicker.

Where to start

Which chimney or vent service do you need?

Most requests start with a situation, not a service name. These are the usual starting points for Orlando-area homes.

Inspection

Camera inspection, so you see the flue too

A flue is a dark, narrow shaft; the parts that matter are the parts nobody can see from the firebox. A camera goes down the flue and the scan is watched with you on site, so a recommendation is something you can look at rather than something you have to take on trust.

NFPA 211 sets out three inspection levels. Most annual checks are Level 1; a sale, a change of appliance or a known problem calls for Level 2, which is where the camera earns its place. A sooted flue is swept first — nothing useful shows through creosote.

We scan and explain the flue with you. We don’t promise a photo or video report as a deliverable.

What an inspection looks at

  • Flue & liner
  • Damper
  • Firebox
  • Smoke chamber
  • Cap & crown
  • Chase & flashing

Chimney repair

Chimney leak repair for Central Florida rain

Orlando averages about 51 inches of rain a year, most of it in summer storms that drive water sideways. A leak can start at the cap, the chase cover, the flashing, the crown or the siding on a framed chase, and each needs a different repair, so we confirm the entry point first.

  • We trace where the water actually enters before recommending a repair
  • Findings are explained so you can see the problem yourself
  • Roof-interface leaks are identified honestly, even when the fix belongs to a roofer

Factory-built chimneys

Rusted chase cover or a leaking prefab chimney?

Factory-built fireplaces and framed chimney chases are common in many newer Orlando-area homes. Their weak point is usually the metal chase cover on top: once it holds water or rusts through, water can reach the flue, the firebox and the wood framing inside the chase.

Signs you have a factory-built system

  • Chimney boxed in siding or stucco
  • Flat metal top with a round cap
  • Firebox lined with panels, not brick
  • Metal surround with vent louvers

Dryer vents

Dryer vent cleaning for wall and roof vents

If clothes take two cycles, check the vent before the dryer. Lint buildup, long duct runs, crushed transition hoses and clogged roof caps on two-story homes and townhomes all restrict airflow. We measure airflow, clean the full run and correct duct problems to Florida residential code requirements.

  • 35 ft max run, less for fittings
  • Backdraft damper required
  • No screens at the outlet

Our approach

Find the cause, not just the symptom.

Masonry and factory-built chimneys fail differently and use different parts. Every visit starts by identifying your system, shows you what’s actually wrong, and ends with options you approve before anything is done. Read more about how we work or browse the FAQ.

  1. 1

    Tell us the symptom

Use the form. The more detail about what you’re seeing, the better the first visit.

  2. 2

    Inspection on site

Inspected from the firebox or laundry room to the roof where accessible.

  3. 3

    Findings & options

A plain-language explanation of what’s wrong and the ways to fix it.

  4. 4

    Work you’ve approved

Repairs or cleaning completed as agreed, with the result documented.

Brands

Makes we service in Central Florida homes

Factory-built units from the 1980s onward fill a very large share of Orange, Seminole and Osceola county housing. Knowing the make tells you whether parts still exist — which is the difference between a repair and a replacement.

Find your make

We are not an authorized dealer for any manufacturer, not factory trained or factory certified, and we do not administer manufacturer warranties. If your unit is still in warranty, the selling dealer is usually the better first call and we will say so.

Local conditions

Why Central Florida chimneys wear differently

Freeze-thaw damage is rare here, and so is heavy burning. What chimneys and vents face instead is water, humidity and storms, and these figures shape how we inspect.

FAQ

Questions about chimney service in Orlando

Straight answers. If yours isn’t here, send it with an estimate request and we’ll answer it directly.

Do Orlando homes really need chimney service if the fireplace is rarely used?

Yes, though usually for different reasons than in cold climates. With little burning, creosote builds slowly, but rain, humidity, animals and storm damage keep working on the chimney all year. NFPA 211 calls for an annual inspection whether or not you burn often; cleaning is done when the inspection shows it’s needed.

How do I know whether I have a masonry chimney or a factory-built fireplace?

Look at the top and the firebox. A brick or block chimney with a concrete crown usually means masonry; a box clad in siding or stucco with a flat metal top, plus a firebox lined with panels and a metal surround, usually means a factory-built unit. The masonry vs factory-built guide walks through the signs.

Do you work on gas fireplaces as well as wood-burning ones?

Yes. Gas fireplaces, gas inserts and log sets get their own annual service, and ignition, pilot and flame problems are repaired too. New gas piping is separate, permitted work we also carry out.

Why is water getting into my fireplace only during some storms?

Leaks that appear only in wind-driven rain often point to flashing, the storm collar or siding on the chase rather than the cap. The water coming through chimney guide explains how each source is narrowed down.

Can the chimney and the dryer vent be handled on the same visit?

Yes. Many Orlando homes have both a fireplace and a long or roof-terminated dryer vent, and booking them together saves a second trip onto the roof. Mention both in your request; see dryer vent cleaning for what the vent side covers.

What happens after I send a request?

We contact you to understand the symptoms and the type of system, then schedule a visit. On site, the system is inspected and repair options are explained before any work is scheduled.
